Is Magnolia age-restricted — do I need to be over 50?
No. There is no age covenant or restriction — anyone over the age of 18 can purchase and live at Magnolia.
Can I rent it out? I'm an investor — can I buy one?
Yes. You don't need to occupy the home yourself and you're welcome to lease it out, subject to a minimum 6-month lease term.
Can I use the home for Airbnb or short-stay accommodation?
No. A by-law is in place restricting properties to a minimum 6-month lease term, so short-stay and Airbnb-style letting isn't permitted.
Can I have pets in the property?
Yes, with prior written approval from the body corporate as outlined in the by-laws. Dangerous breeds, as determined by the local council, are not permitted.
How much are the body corporate fees?
Fees are paid quarterly in advance and cover insurance for common ground, your individual building insurance, a sinking fund for future maintenance, management fees, gardening, electricity for lighting and the entry gate, and rubbish removal. Contact our team for the current fee estimate.
Can I make changes to the house plans?
The plans for each lot are pre-approved and fixed, but with 8 floorplan designs across 4 facade schemes to choose from, you can select the layout and lot position that best suits your lifestyle — then personalise the interior with a full range of colour and finish selections.
Does Country Club Tasmania own the development?
No. Other than sharing close proximity, Magnolia is not part of Country Club Tasmania. It is owned and developed independently by Kin Capital.
Do I get a discount on Country Club facilities, like golf?
Not currently.
Do the homes come with landscaping?
Yes. The front yard is landscaped and maintained by Strata to ensure a consistent look across the development. The rear garden is seeded with turf as a base, ready for you to landscape as you like.
Who is responsible for maintaining the landscaping?
Front of house is maintained by Strata Management. The rear garden is the responsibility of the owner/occupier.
Is Magnolia a gated community?
Yes — with remote and keypad access gates, plus CCTV surveillance across the estate.
Is my garage door remote entry, and is estate access automatic?
Yes to both — your garage door and the estate's entry gates are automated and remote-controlled.
Can I select my own internal and external colour scheme?
Internal colour schemes and materials are fully customisable through Wilson Homes' My Choice Design Studio. External colour schemes and finishes are fixed to your chosen facade scheme.
